If you want to host  a sucessful garage sale it is crucial that you think beyond simply throwing stuff on tables in your yard. To be truly sucessful, you need to advertise, organize and create a shopping experience that will entice people to stop in and buy. Keep in mind that hosting a garage sale isn't something that can be done in a day or even a weekend. Start getting things ready about a month before you plan to hold your sale.
     As you find items, start grouping them into different sections. For instance, place all items for the kitchen together and then create separate piles of clothes, toys, books, etc. It is important that you have things organized so that you don't end up with a mish-mash of things that will make people think you just threw everything together.
     Once you've collected everything you plan to sell, it's time to tackle the key to any garage sale, Pricing! People love bargins, so make sure you take emotions out of your pricing decisions and make things very affordable. Use stickers for pricing so people aren't constantly asking how much something is. It's also a good idea to offer buy-one-get-one free options or three-for-a dollar type pricing to compel people to buy more. When people try to bargain for a lower price(and they will). let the items go. Remember, this is more about disposing of your things than making a quick buck off of them.
    To advertise the sale you will want to use social media, such as craigs list. Also think about putting an ad in your local paper, school or church bullitin or hang up flyers were allowed. Put out plenty of signs around the area a few days before your sale.
     For the sale itself, be kind, offer up water or lemonade and be ready to make some deals!

It is not always easy to incorporate such a bold color into your home decor.  Emerald is a rich, lush color, so how should you use it ?
You can use it as a bold, striking contrasting color on one wall or in a den or office.
You could use it in a rug and throw pillowsUse it in a painted chest for a accent piece
Use it in your window treatment. Perhaps a silk drapery.
Ues it as a  splash of color, in a porcelain lamp or picture frames, or a green glass bowl.
Or add it in with ylour artwork.
 Have fun with it, paint an old chair and add new fabric!

Over the last several years, most homeowners selling their home did not have to compete with a new construction project around the block. As the market gets better, more and more builders will start new projects.

The Mortgage Bankers Association has projected morgage interest rates waill inch up approzimately one full point in 2013.
5. Timelines will be shorter
The dramatic increase in transactions caused many challanges to the process of buying or selling a home in 2012. There are more hoops to jump through for gettin a loan ready to close today. This time of year there are usually  a slower time for real estate sales. The lenders aren as busy so the transactions can take less time.

Whether you're buying or selling a home, home inspections are a key part of closing any deal. The snspection serves as a top-to bottom overview of the home from structure to plumbing and electrical to ensure safety and peace of mind for new homeowners. According to the American Society of Home Inspectors, home inspections can range from $350.00 to $500.00 depending on the size and sales price. Buyers should alwlays tag along on the home inspections to see firsthand what the inspector notices and identifies as potential cause for concern. This is especially helpful in making sense of the inspector's final summary report, which will note anything in the home that might need fixing or that could lead to big issues down the line. The Price Is Right

Real estate agents will work with you to determine a listing price when you decide to put your home on the market, it helps to understand the process agents use to reach that figure. Although methods vary, there are a few common steps.

The agent will prepare a CMA(Comparative Market ANalysis), whichcompares your home to similoar homes in your area that recently sold, homes that are currrently on the market, and homes that didn't sell. They will formulate a base price from data and factor in additional positives or negatives( for instances, if your home has a deck or a finished garage, the base price -your home's initial value would rise.
Then they consider the market conditions. In a buyer's market, your price might need to be a little lower than the base CMA price in order to reduce its time on the market and have a higher probability of selling. In a seller's market, the listing price can be a little higher.

A good agent will be able to walk you through the number and explain the strategy behind settling on a give listing price.

Some positive signs that point toward a recovery in the housing market

"Pending home sales continued to rise in November reaching their highest level in 19 months. Signed sales contracts jumped 7.3% between October and November and are 5.9% above the level a year earlier." Data from the National Association of Realtors as reported by Real Trends.

"The nation's average mortgage interest rates are starting 2012 near all-time historic lows amid signs of improvement in the housing market and manufacturing industry. The 30 year fixed rate mortgage averaged 3.91% for the week ending 12/29, down from 4.77% a year ago." Freddie Mac mortgage market survey reported by Real Trends.

"The U.S. unemployment rate unexpectedly fell to 8.5% last month as job creation was more robust than expected, providing continued signs that the nation's labor market is improving gradually."
